Residential design codes 2008 (R-Codes)
The Residential Design Codes (R-Codes) provide the basis for controlling and guiding residential development throughout Western Australia.
One of the primary purposes of the R-Codes is to set the maximum density of residential development by requiring that Local Authorities, as part of their Town Planning Schemes, nominate a density code for all residential zoned land (i.e. R15, R20, R40).
The density code is depicted on the Scheme Map and the number effectively relates to the maximum number of dwelling units per hectare.
Further to the above, the R-Codes is used as a basis to establish minimum lot sizes to determine whether subdivision potential exists.
The R-Codes are also the primary assessment tool against which all residential development is assessed and determined. The R-Codes stipulate matters such as boundary setbacks, building height and open space requirements.
The R-Codes provide that residential development comply with either the prescribed Acceptable Development criteria or satisfy the Performance Criteria for each of the design elements. The City of Rockingham has both Town Planning Scheme provisions and Local Planning Policies, which vary some of the R-Code provisions.
A copy of the R-codes can be downloaded from the Department of Planning website.
